Position Summary
The Analyst will play a key role in producing various reports and conducting financial analysis on behalf of the Chief Operating Officer (COO). This position requires excellent Excel skills, a strong aptitude for data analysis, and the ability to provide critical insights that support informed decision-making within the organization.
Essential Duties and Responsibilities
The Analyst- Property Management will conduct all business in accordance with company policies and procedures, and state and federal laws (OSHA, ADA and Fair Housing). Essential functions include, but are not limited to the following:
• Develop and maintain a range of reports to track key performance indicators (KPIs) related to property management, including occupancy rates, status of applications and turnover, rent collections, utility consumption, maintenance costs, and other relevant metrics.
• Perform financial analysis to support the COO in evaluating the financial performance of our affordable housing properties, including budget vs. actual analysis, variance explanations, analyzing property spend, performance against benchmarks and forecasting Institutes and manages system for handling resident work order requests.
• Collect, validate, and organize data from various sources, ensuring data accuracy and completeness.
• Maintain and update databases and spreadsheets to support reporting and analysis needs.
• Analyze historical data to identify trends and patterns that can inform strategic decisions and process improvements.
• Provide actionable insights based on trend analysis to optimize property management practices.
• Collaborate with property managers to implement strategies for cost efficiency and revenue enhancement.
• Assist in monitoring compliance with affordable housing regulations and tax credit programs (e.g., LIHTC), ensuring that properties adhere to all reporting requirements.
• Prepare presentations and reports for internal and external stakeholders, summarizing key findings and recommendations.
• Conduct ad hoc financial analysis and data-driven research projects as requested by the COO.
• Identify opportunities to streamline reporting and analysis processes and implement improvements to enhance efficiency.
• Analyze accounts payable and the efficiency and status of payments.
• Commercial lease tracking and negotiation.
• Interface with Accountants and Auditors Monthly/Quarterly and Annually.
Minimum Qualifications
• Bachelor’s degree in finance, Accounting, Business, or a related field
• Strong proficiency in Microsoft Excel, including advanced functions and formulas, pivot tables, and data visualization.
• 1-3 years of experience in financial analysis, reporting, or a related role, preferably in property management or real estate.
• Knowledge of affordable housing regulations and tax credit programs (e.g., LIHTC) is a plus.
• Detail-oriented with a commitment to data accuracy.
• Strong written and verbal communication skills.
• Ability to work independently, meet deadlines, and manage multiple tasks simultaneously.
• Proactive and adaptable with a desire for continuous learning and professional growth.
Physical Demands and Work Environment
• Prolonged periods sitting at a desk and working on a computer.
